Please call or email the innkeepers if you require rate information or other inquiries. On our secure reservation form, we require a valid credit card number in order to process your reservation. We accept Visa and MasterCard. All rates are based on double occupancy. There is a charge of up to $30 per night for each additional person in a bedroom or suite. Children under two are accommodated free of charge. All rates are subject to an 8% New Hampshire rooms and meals tax. High season rates are applicable from mid May through October 31st inclusive. Peak period rates apply during some holidays and foliage weekends.

NH law prohibits smoking inside inn buildings. Non-compliance will result in a $250 cleaning fee and any additional costs for lost revenue.

Reservations will be guaranteed and confirmed via email. Full payment is required for stays of one night. One night's deposit is required for stays of two to three nights. A two-night deposit is required for stays of four nights or longer. A 50% deposit is required for bookings exceeding four nights. Bookings made within 21 days of arrival must be paid in full.

A two-night minimum applies to some holiday and weekend reservations. Selected periods are subject to a three-night minimum. Please call the innkeepers to see if a two or three night minimum is required.

Guests may check into their rooms between 3:00pm and 7:00pm. Guests who expect to arrive after normal check-in time should make special arrangements with the innkeepers prior to arrival date.

Cancellations impact us significantly due to our limited size. Consequently, we adhere to a strict 21-day cancellation policy. Unless we are able to resell the room, cancellations - for any reason - with less than 21 days notice will be charged in full. Late arrivals or early departures are also charged in full unless we receive 21 days notice. Some peak periods require a 30-day cancellation period. We have a $30 per room processing fee on all cancellations.
